Assistant Operations Manager

2 Donside Village Square, Aberdeen


£41,192 per annum inclusive of policy allowance (rising to £43,360 per annum inclusive of policy allowance after 12 months, subject to satisfactory performance) plus company car or car allowance

40 hours per week

We have a challenging yet rewarding opportunity for an Assistant Operations Manager to join our Sanctuary Maintenance Team based in Aberdeen, with a North East of Scotland remit. Operating within a service focused environment, you will be responsible for the management and delivery of a high quality and cost effective Internal Maintenance Service that responds to customer, organisational and financial needs. You will also lead a small team of maintenance surveyors in managing voids, medical adaptations, inspections, surveys, external contractors, complaints and budgets. We require an innovative and self motivated individual with high levels of confidence and key management skills.


The role of Assistant Operations Manager will include:

  • Managing the operational delivery of a cost effective internal maintenance service operating within appropriate financial policies, procedures and budgets
  • Managing an effective surveying, void property and medical adaptations service
  • Managing the co-ordination, communication and maintenance of relationships with both internal and external customers, identifying any shortfalls in service delivery to ensure they are dealt with appropriately
  • Producing appropriate reports relating to internal maintenance service, external contractors and surveying teams performance identifying any shortfalls in service delivery and ensuring they are dealt with appropriately
  • Drafting, reviewing and implementing updated policies and procedures, ensuring the effective application of good practice and legal compliance
  • Ensuring that health and safety and healthy working conditions are promoted within your area of responsibility


Skills and experiences:

  • A degree, management qualification or relevant professional qualification (a surveying or building maintenance qualification preferred) is essential
  • Proven experience of undertaking a similar role within a building and surveying environment with a good working knowledge of building regulations, legislation and current practices
  • Recent experience of managing a direct labour or internal maintenance service with the ability to effectively recruit, manage and develop staff within a performance focused environment, delivering key performance indicators
  • Knowledge of utilising the NHF schedule of rates is desirable
  • Excellent working knowledge of technology based systems e.g. Microsoft packages and Outlook
  • Excellent communication, interpersonal and customer care skills
  • This role will involve driving on company business. In order to drive a company vehicle, drivers must hold a full valid UK driving licence.
